To rent an apartment in Poland, you first need to decide on the city and district, as this affects housing prices. The cost of rent also depends on the number of rooms, area, and quality of renovation.

The most expensive apartments are in Warsaw, Krakow, Gdańsk, Wrocław, and other large cities. Cheaper housing is found in smaller towns and rural areas. Prices also vary depending on the apartment’s location—the city center is always more expensive than the outskirts or residential districts.

  • Sopot – 3200 zł;
  • Poznań – 2200-2600 zł;
  • Katowice – 2000-2500 zł;

Renting a home in Poland is a top priority for all foreigners who have come to the country for study, work, business, or to obtain temporary protection or refugee status. You can easily rent an apartment, a room, or a private house in both large and small cities. However, if you intend to rent an apartment in a border region or a house in a rural area, you will need to get a special permit from the Polish authorities, which is an additional legal procedure that takes time and requires compliance with certain rules.

Despite the fact that Poland has a wide variety of housing options to meet different needs, citizens of other countries may face certain difficulties when searching for a home. This is due to a lack of knowledge of the law, the Polish language, and local specifics, as well as a misunderstanding of the real estate market and rental rules.

In general, the choice of housing depends on the purpose of coming to the country, the duration of stay, financial capacity, family status, personal preferences, and lifestyle. For example, single people and young adults choose one-room apartments, families with children most often rent two-room apartments, and if more space is needed, three-room apartments. Large families usually look for private houses.

Since large cities offer more opportunities for finding a good job, registering a business, and leisure, Ukrainians who love an active lifestyle and want to build a career can rent an apartment in Warsaw. At the same time, this option involves significant living expenses. Therefore, the vast majority of Ukrainians, especially those who left for Poland after February 24, 2022, and received the PESEL UKR status, choose apartments not in the capital but in smaller, popular cities, such as Gdańsk, Gdynia, Poznań, Łódź, or Wrocław, as well as in smaller towns like Sopot, Reda, Żukowo, etc.

You can look for housing on specialized websites and social networks. However, to avoid problems with landlords and mistakes during document processing, to do everything in accordance with legal requirements and reduce legal consequences, you should get help from real estate agents. This is the safest way to find an apartment in Poland. Experts know the specifics of the Polish real estate market and laws, monitor any changes in legal acts and rental procedures, and will therefore help you find the best housing without stress and delays, considering your budget and needs.

Real estate professionals at Real Consult handle the search for suitable housing, verifying the reliability of the owner and the legal status of the property. The agents draw up a lease agreement that complies with legal standards and protects the tenant’s rights. They do not charge for showing apartments and do not bill in advance. You pay for the realtor’s services only after the lease agreement is signed. To get a detailed consultation online or offline, call us, send a request on the website, or use a messenger app of your choice.

Overall, apartment rent in Poland is quite high compared to Ukraine, especially in large cities and tourist areas. However, real estate prices in Poland are significantly lower than in Germany, the Netherlands, France, or other EU countries.

A relatively cheap option for foreigners is in smaller Polish cities. The lowest housing prices are in Łódź, Bydgoszcz, Zielona Góra, Lublin, as well as in smaller towns like Reda, Rumia, Borkowo, Żukowo, Pruszcz Gdański, and others.

Typically, in cities with a smaller area, population, and less developed infrastructure than in larger cities, prices are much lower. If you want to settle in a larger city where there are more comfortable living conditions and more opportunities for work, look for options away from the city center, as the cost of rent is always lower on the outskirts.

To ensure that renting a home in Poland doesn’t become a problem for you, use the services of our real estate agents. Thanks to the help of experts who know the local laws and intricacies of the rental process, speak Polish, Ukrainian, English, and Russian, and can assess risks and determine the advantages of a particular property, you will be able to quickly and stress-free find a home that meets your needs and financial capabilities.

Renting an apartment in Gdańsk, Warsaw, Krakow, and other Polish cities is only possible with a signed contract. For this, Polish citizens who rent a home must provide documents that confirm their identity and financial capacity, while homeowners must provide documents proving ownership.

After you have found a home, inspected it, and agreed on the rental terms with the owner, you must sign a contract. For a foreigner to rent an apartment in Gdańsk, Warsaw, Krakow, or other Polish cities, it is important to have valid identity documents and to check the homeowner’s documents for proof of ownership.

The following documents are required for the transaction:

  • Passport;
  • Residence permit, visa, Karta pobytu (residence card), temporary PESEL UKR status, or other documents confirming legal stay in the country;
  • Proof of income—from a place of work, a bank statement, etc.;
  • Documents for the housing;
  • Documents for pets—if you have them and provided the owner has allowed them to live in the apartment;
  • The lease agreement;
  • A sworn translation of foreign documents into Polish and an apostille.

If you need an apartment in Poland, you can rent it on your own or with the help of real estate professionals who will assess the risks of the deal, check the legal status of the property, analyze the contract, and determine if there are errors or inaccurate formulations that would complicate conflict resolution if one arises. The agents will also help you draw up a lease agreement, collect the necessary documents for the deal, and get a sworn translation of Ukrainian documents, which is a mandatory condition for any official procedure in Poland. For a consultation, contact us in a way that is convenient for you.

You can rent an apartment in Poland for any period. A standard contract is for one year with the right of extension. But you can also immediately agree with the owner on a long-term lease—for 2, 3, 5, or 10 years. Students usually sign a lease for 9 months, for the duration of the academic year.

Short-term apartment rentals are also available in Poland. You can rent a home for 2-3 months, for six months, or even for one month. However, you need to warn the owner about this before signing an indefinite contract so that misunderstandings do not arise later.

If you are interested in a short-term rental, you can use services and websites that offer apartments on a daily basis or for a few days or weeks, or you can contact realtors to be confident in the legal integrity and safety of the property and to sign the agreement without risk.

If you plan to rent an apartment in Poland, keep in mind that in addition to the rent itself, you will have to pay utility bills, as they are not always included in the total monthly payment.

Rent usually covers:

  • The direct payment for using the housing, which the owner receives monthly;
  • The administrative fee—czynsz, which includes payment for land tax, security, cleaning of the common areas, garbage disposal, current building repairs, and maintenance of elevators and intercoms.

The amount of the czynsz varies depending on the province, city, and district. This cost does not include payment for heating, gas, water supply, and electricity. This means that all payments accrued based on meters for actual consumption are paid separately. In addition, TV and internet services are paid for separately, as the consumer enters into contracts with providers independently.

This payment system allows property owners to control their income and expenses. Tenants receive fair bills for the actual consumption of resources.

If you want to rent an apartment in Gdańsk, Warsaw, Krakow, or other cities for a short term, the owner may include utilities in the rental cost. This is possible when booking housing for a few days or weeks and if such a condition is specified in the contract.

Another separate payment is the kaucja. This is a security deposit that the tenant pays before moving in and that is returned to them after moving out if the condition of the home has not changed and nothing has been damaged.

Thus, renting a property usually consists of several payments. All contract terms and the full cost of the rent along with utilities must be clarified with the owner in advance.

A residential lease agreement in Poland can be concluded in an oral or written form. An oral agreement is only allowed for short-term rentals. It has certain risks, as in the event of a conflict, it is impossible to prove what terms were agreed upon by the parties. Therefore, you need to keep receipts for rent payments or get a written acknowledgement if you hand over cash to the homeowner.

Types of lease agreements:

  1. Standard Agreement (umowa najmu). It is concluded for a specific period or an indefinite period. It does not require notarization. In a fixed-term contract (na czas oznaczony), the expiration date of the document is specified, and until this date, neither party can terminate the agreement unless this is stipulated in the terms. An indefinite-term contract (na czas nieoznaczony) is valid until one of the parties gives notice of eviction. This must be done 1-3 months before the planned date of departure from the apartment.
  2. Occasional Agreement (umowa najmu okazjonalnego). Renting a home in Poland under such an agreement is only possible for individuals. The document additionally protects the rights of the homeowner, as it simplifies the procedure for evicting a tenant in case of a violation of the living conditions. This means there will be no need to go through a lengthy court process. At the same time, the document must specify the address where the tenant can live after eviction. Such a contract must be notarized and is concluded for a maximum of 10 years.
  3. Sublease Agreement (umowa podnajmu). It is concluded between the tenant who has rented the housing and a person who wants to live in the apartment. For example, if a person has rented a three-room apartment, they can rent out one room to another person. To carry out such a deal, you must get the consent of the homeowner.

Regardless of whether it is a long-term or short-term apartment rental in Gdańsk, the contract must include information about the tenant and the homeowner, the date the agreement was made, the apartment’s address, living conditions, the document’s term, the rental cost and payment method, permission to keep pets, the terms for terminating the contract, the rights and obligations of the parties, details about the kaucja, etc.

In addition to the contract, the parties must sign a handover protocol (protokół zdawczo-odbiorczy mieszkania). The document lists all the property in the apartment at the time of check-in, its condition, the number of meters, and other information.

The termination of a contract concluded for an indefinite period is regulated by the Civil Code.

The homeowner may demand the eviction of the tenant if they damage property, use the apartment for purposes other than intended, have debts, or sublet a room without obtaining consent.

If you plan to rent a home in Poland, keep in mind that you can also terminate the contract prematurely if the apartment is in an unsatisfactory condition, does not match the description, and has defects that the owner did not warn you about in advance before signing the agreement.

Renting an apartment can be a difficult process for those who do not know the Polish language and local laws. We have realtors, lawyers, sworn translators, and migration consultants working for us, so you can get comprehensive assistance when searching for a home in Gdańsk, Warsaw, Krakow, Gdynia, and smaller cities, including Reda, Rumia, Sopot, Borkowo, Żukowo, Pruszcz Gdański, etc.

They will prepare an agreement or analyze the lease agreement provided by the homeowner to ensure the tenant’s right to privacy, the return of the kaucja, and protection from illegal eviction. They will help you collect the necessary package of documents and get a sworn translation of documents issued in Ukraine into Polish.
